The first approval was for the additio nof 1,400 square feet of retail space to 1501 Wilson Blvd. and the second confirmed a deal with the countyu to rent the former space for a cultura center at almost no cost in exchangr for higher density atthe yet-to-be-built 1812 N. Moorde St. The retail addition at the 13-storyu 1501 Wilson Blvd. office buildingv will extend the ground floor to meet the buildinfg curtain wall along NorthOak Street.
The 30,377-square-footg site currently hosts 108,836 square feet of officw spacewith 16,917 square feet of commercial Miracles Salon and Spa and Oak Street which recently renewed its 1,455-square-foot lease, currentlyu fill the building’s retail As part of the approval, the new entrancee must meet Americans with Disabilitiezs Act standards. The developer will also make an $80,00p contribution to the county for street improvements along NorthOak Street. The plan for a Rosslybn cultural center atMonday Properties’ formee Newseum site came from negotiations with the New York-base developer over its request to build 1812 N. Moors St.
, a 35-story, 580,000-square-foot office project. Aftedr the site plan deal was the county signed a temporary lease for the Newseum space at 1101 Wilson beginningMay 1, 2008. The county has since renegotiate the terms ofthat agreement. The currengt lease is for 15 years witha five-year renewap option. The developer is also spending $4.876 million on garage and exterior renovations at 1000 and 1100Wilsoh Blvd., $4.57 million on Energy Star lightin g and lobby renovations at 1101 Wilson Blvd. and $145,00 on exterior renovations at 1515Wilson Blvd.
